Ask five maintenance companies in Downtown Dubai for an AC quote and you'll get five different numbers, and usually no explanation for why. Some of that gap is markup. Most of it is scope — what's actually included in "servicing" varies a lot between a AED 150 filter wipe and a AED 450 job that touches the coil, drain line and gas pressure. Here's what the work actually costs this year, and where residents in Downtown, Business Bay and the wider Emaar communities tend to get caught out.
Split unit servicing: the baseline numbers
For a standard 1.5–2 ton split unit in an apartment (bedroom or living room size), the going rate breaks down like this:

The wide bands exist because unit size, ceiling height and access all change labour time. A unit above a kitchen cabinet or behind a false ceiling panel takes longer than one in an open corridor, and that shows up in the invoice whether the company itemizes it or not.
Why the cheapest quote is rarely the cheapest job
A AED 99–150 "service" advertised on WhatsApp groups is almost always a filter wash with no coil clean, no drain check and no gas pressure reading. That's fine if your unit was serviced properly three months ago. It is not fine if you haven't had it looked at since last summer, because a blocked coil or low gas charge won't show up as a fault yet — it shows up as a 10–15% higher electricity bill and a compressor working harder than it should, which shortens its life. The AED 350 range service costs more up front and is usually the one that actually prevents the AED 2,000+ compressor call six months later.
The R22 phase-out still catches people out
Older buildings in Downtown and along Sheikh Zayed Road still have units running on R22 refrigerant, which the UAE has been phasing down under the Montreal Protocol schedule. R22 is harder to source and costs noticeably more per kilo than R410A — a top-up on an R22 system can run AED 600–900 versus AED 350–450 for R410A. If your unit is more than 8–10 years old, ask the technician which gas it uses before they quote, not after.
Central chiller vs split units in Emaar towers
Most Downtown Dubai and Old Town towers run on district cooling (Emaar-operated chiller plants), billed through Empower or a similar provider as part of your cooling charge. That covers the chilled water loop and the fan coil unit in your ceiling — but it does not cover a standalone split unit in a maid's room, study or balcony extension that many owners add after handover. Those units are on you to service and repair, and they're the ones that get forgotten because residents assume "AC" in these buildings is all handled by the building.
Fan coil unit (FCU) issues — weak airflow, water dripping from the ceiling grille, a musty smell — are usually a blocked condensate drain or a dirty coil inside the unit, not a chiller plant problem. A technician can usually clear this in 45–90 minutes for AED 300–500, which is far cheaper than escalating it to building management and waiting on a maintenance ticket.
Access rules that add time (and sometimes cost)
Several Downtown and Business Bay towers require technicians to register at the security desk with an Emirates ID copy and a same-day work permit, and some restrict noisy work (drilling, drain unblocking with a compressor) to specific hours — typically not before 9am or after 6pm. If your building has these rules and you book a same-day slot, factor in an extra 20–30 minutes for sign-in. It's rarely charged separately, but it does mean a 10am booking with tight access rules might not start until 10:30.
What to check before you approve any invoice
- Ask if the price includes coil cleaning or only a filter wash — these are two different jobs quoted as one word ("service").
- Confirm which refrigerant gas your unit uses before a top-up is quoted, since R22 and R410A prices differ by close to double.
- A technician handling gas should be able to show you a Dubai Municipality or civil defense trade license on request — refrigerant handling is regulated, and unlicensed top-ups are a common source of repeat leaks.
- For a compressor quote, ask whether it's OEM or compatible/generic — generic parts are cheaper (sometimes half) but usually carry a shorter warranty, often 6 months versus 12–24 for OEM.
Best time to book
March and April are the cheapest and fastest months to get AC servicing done in Dubai — demand is low and technicians aren't stretched. By June, response times slow and some companies add a 15–20% peak-season premium on emergency same-day callouts. If your unit hasn't been serviced since last year, booking before the heat hits saves both money and the wait.
