There is a reason the silicone around your bathtub or shower tray looks worse than the silicone in your friend's bathroom back in Europe. It is not your cleaning products and it is not your imagination. Dubai's water, air and building conditions destroy bathroom sealant faster than almost any other environment, and most apartments in Downtown, Business Bay and the Marina are re-sealed every 18 to 30 months whether the owner knows it or not.
Ignoring it is expensive in a specific way. Failed sealant is not a cosmetic problem. It is the number one route water takes into the apartment below, and a downstairs ceiling repair plus repaint in a Downtown tower routinely runs into four figures once access and building permissions are included.
Why Dubai kills sealant
Three factors stack up. First, desalinated water. UAE tap water carries a higher dissolved mineral load than most European supplies, and as water sits on sealant joints and evaporates, it leaves mineral deposits that work into the silicone surface and feed the black spotting people mistake for dirt. Second, humidity. A bathroom in a Dubai tower runs warm and humid year round because the extract fans are undersized for the climate and nobody opens a window in August. Mould does not grow on cured silicone itself, but it grows happily on the soap film and mineral crust on top of it. Third, thermal movement. The buildings move. Concrete towers flex and creep, and the joints between a fixed acrylic tray and a tile wall open and close fractionally every day. Rigid or cheap sealants crack at that joint within a season.
Reading the failure
Each pattern of damage tells you something different:
- Black spotting in patches is surface mould on soap buildup. The sealant may still be watertight. A deep clean buys time, but the spots return within weeks in this climate.
- Continuous black along the whole joint, going soft means the silicone is degrading. Replacement time.
- A crack in the corner where wall meets tray means movement has exceeded what the joint can take. This one leaks. Every shower until it is fixed sends a little water into the floor build-up.
- Sealant pulling away from the tile in a strip means it was applied over old residue or dust and never bonded. It was doomed from day one.
- Brown staining at the bottom edge of tiles above the tray is the late-stage sign: water has been getting behind the sealant and into the grout for months.
What a proper re-seal involves
The difference between a re-seal that lasts six months and one that lasts three years is all in the preparation, and it is where every cheap job cuts corners.
First, complete removal of the old silicone. Not a scrape-over, complete removal, down to clean tray edge and clean tile. A joint raked out with a proper tool and wiped with solvent so the new bead bonds to the surfaces, not to residue. If a contractor quotes to apply new sealant over old, decline.
Second, dry time. The joint must be fully dry before application, which in Dubai humidity often means the bathroom sits unused the evening before and a fan runs. Sealing over damp is the leading cause of bubbles and early failure here.
Third, the right material. A neutral-cure, mould-resistant sanitary silicone rated for permanent water contact, not the acidic all-purpose stuff from the supermarket, and not decorators' acrylic anywhere near a wet area. For the movement joint at the tray corner, the sealant's movement capability rating matters more than its mould claims.
Fourth, a tooled bead. The joint profile should be concave, pressed into both surfaces with a profiling tool, not a finger dragged through leaving thick blobs at the corners. Thick blobs hold water and fail first.
Finally, cure time: 24 hours minimum before the shower is used. Most call-backs we see are showers used eight hours after sealing in 80 percent humidity, when the bead is still skin-deep.
Cost and frequency
A professional bathroom re-seal (one tub or shower enclosure, full raking out and re-beading) in Downtown Dubai runs roughly 350 to 700 AED including materials. Doing the whole bathroom, floor perimeter and worktop joints included, is typically 600 to 1,000 AED. On frequency: inspect every six months, expect to redo wet-area joints every two years or so, and treat any crack in the tray corner as same-week urgent, because that one drains into your neighbour's ceiling.
